FSI Of Brigade Gateway Stands At Whopping 10.64
Hyderabad: Bengaluru-based real estate major Brigade Enterprises Limited on Wednesday an-nounced the launch of its mixed-use mega real estate project in Hyderabad. Called Brigade Gate-way, the project is coming up in 9.71 acres of land in the expensive Neopolis area in Kokapet. The mega project comprises luxury residential tower, commercial tower including a 5-star hotel and a mall. The company, which is investing a whopping Rs4,500 crore on the project, will construct a to-tal built-up area of 45 lakh sft.
But what is the Floor Space Index (FSI) ratio of the project? It’s a whopping 10.64. As Hyderabad is the only major city in India which offers unlimited FSI, such a high FSI is allowed. But in Bengaluru, only an FSI of 3 is allowed without any fee. At that ratio, Brigade could have built only 12.69 lakh sft on 9.71 acres of land. An FSI of 4.8 (60 per cent additional FSI) is allowed in Bengaluru with an addi-tional payment. Even if Brigade opts for 4.8 FSI, it could have constructed 20.3 lakh sft only on the same plot. But thanks to the unrestricted FSI in Hyderabad, Brigade Group is able to build 24.7 lakh sft of additional space in the City of Pearls!
According to the company, Brigade Gateway will have 10,000 employees working in its commercial space, while the residential component will be home to 3,000 residents. From these numbers, one can imagine what kind of impact this mega real estate project will have on the infrastructure near-by and beyond.
